Efficiency starts with site selection. Once we identify a property that satisfies the physical requirements, we research the jurisdictional agencies and verify that they will be an advocate for the success of our process and not an obstacle.
When moving through the entitlement process, we quickly identify the critical path and focus the necessary resources to optimize team performance. We expect the same drive for efficiency from our consultants and advisors as we do internally-- we set the bar very high.
We have over 30 years of experience in commercial and residential design and construction and have completed projects with combined budgets totaling over 4 billion dollars. Wisdom and gathered intelligence are both byproducts of this level of experience and are both invaluable assets that we bring to every development.
Managing the design process efficiently starts with a selection of consultant firms that are qualified and have the exact experience needed specifically for each project. We go further than picking the perfect firm, we interview and hand pick internal team members from each consultant that we believe will provide the highest level of leadership and production.
Our build execution begins with full analyzation and breakdown of the overall scope following which we define hyper- focused scopes for each discipline. We painfully vet all contractors and vendors to create a market specific best possible project construction team. We believe that in order to maximize efficacy, managing the construction process from a forward position provides the best opportunity to stay on top of schedule, keep on budget, and mitigate risk in real time.
Development is a team effort-- there is no "I" in team and there is no "I" in Development. A well run construction project mandates tireless participation by all stakeholders-- and as the developer it is our responsibility to lead that effort. We instill pride and drive into all construction team members and insist that everyone take full ownership and accountability for their distinct responsibilities.
